Buying property in Lagos is one of the biggest financial decisions most people make, and the risk isn’t the price, it’s the paperwork. Before anything else, confirm the title type, whether it’s a Certificate of Occupancy, Governor’s Consent, or an Excision, and carry out a search at the relevant Lands Registry. A property without a clean, verifiable title is a liability no matter how attractive the price looks.

Beyond the title, visit the property in person. Check the access road, drainage, and whether the physical boundaries match the documents. Budget for more than the asking price too: survey fees, legal fees, agency commission, and Governor’s Consent charges where applicable can add a meaningful amount to the total cost.

Working with a professional at each stage, title search, valuation, and negotiation, is what separates a smooth purchase from a costly dispute later.
